Ah yes, finally last week I had the time to write more about properties again. After I wrote a commissioned article and other stuff, I can now post this here. 😛

I have two new properties I learned more about last week. 😊 Such a productive week it was actually. Hehe.

  1. Tuesday: I went to the luxury property tour/presentation in Bonifacio Global City (BGC)
  2. Wednesday: We had a client we toured to two Makati houses in an exclusive subdivision.
  3. Thursday: Finally got paid + sold 48 Christmas Palm Tree seeds and 3 bottles of the amazing superfoods mix One Opti Juice 💪
  4. Friday: Went to the affordable small office home office preselling property presentation in Cubao.

Booyeah! If that ain't a great week then I don't know what is. Haha.

So lemme talk about the one in BGC and the other in Cubao.


The Mostly 3 Bedroom Luxury Preselling BGC Property


Almost before August ended, I finally got hold of someone who could provide details on this much awaited prime property. Unfortunately I wasn't able to disseminate the prelaunching details to strangers because hey, it's not something we can do. Hehe. So of course only my existing client base learned about this amazing new BGC property in Taguig City, Philippines. The letter of intent (LOI) stage is over so now it's finally the preselling stage.

Since it's a pretty exclusive and upscale property, the details are mostly only available to people who are really interested to buy it. Each unit is certainly worth to be part of the Million Dollar Listings in the US. 😆

No, it's not going to cost you more than $4 million a unit... or will it happen anytime soon? 😂 It really depends on the currency exchange and which or when you're going to buy a spacious Aurelia Residences unit. You'll never know how much it's going to be in dollars if you're not into buying upscale properties here in the central business districts (CBD) of the Philippines' national capital region. Hehe.

If I were you and you only have a little over a million dollars, I'd rather get a 3 bedroom unit at The Residences at The Westin Manila Sonata Place in Ortigas CBD. You'll live a hotel lifestyle everyday too at a fraction of the cost. Why not when more companies will soon be in Ortigas because new prime office buildings are going to be built. More future top corporate/business tenants for you or you won't have to worry about where you'll live if you'll own a company in one of those offices. Oh la la...

Oh heck I'm mixing everything up. 😂 Hey I can't help it if lots of promising properties will be popping up left and right soon. Lemme go back to the BGC property then.

The Aurelia Residences Scale Model


Last Saturday I went to a posh birthday party at a luxury hotel and guess what I saw at the lobby:



Yes of course, what else but Aurelia Residences. Haha. I had thought I could escape real estate for a day because it was a different side gig. Lo and behold, there's the scale model. 😆

Before I could even attend the Tuesday property presentation, I almost found out more details on the property. Couldn't stay and chat with the agent there cause you know, I had work to do. Anyway here's the really big scale model of Aurelia Residences at the BGC sales office.

Affordable Preselling Offices in Cubao, and More


Also, last week I learned about another preselling but easier on the pockets property in Cubao, Quezon City. It's very near the MRT and close to the LRT Line 2 as well. Actually there's going to be a bridgeway to the MRT Cubao station once everything is built.

Activa Cubao is a mixed-use development by Filinvest Land, Inc., one of the top 10 developers in the country. It will have not only office and residential buildings, but a hotel and even a 5 storey mall too!



What's currently available for sale right now is the one for offices.

According to The Philippine Star article:

Activa Flex, a 24-story office building which offers various types of office space to cater to a wide-range of tenants with its 40 compound office units, 112 regular office units and 168 versatile small office – home office (SoHo) units.

“With unit size ranging from 20 sqm to 240 sqm, Activa Flex provides the much-needed space for flexibility and functionality,” Filinvest said.

The office building also seeks to cater to startups or medium-sized firms with its SoHo units.

The showroom for this one has two available model units. One for studio units and another for 1 bedroom units.

  • Price starts at around PHP 5 Million.

That's just around $96,720.63 based on today's currency exchange conversion.

  • Reservation fee is at P50,000.
  • Parking slots are on a first come first serve basis.



Pretty soon Activa Flats will also be available for sale. That would be the residential tower. If you look at the image above, that'd be the tall one at the back.
