May 2020 Update: The Not So Boring Philippine Real Estate Status

How are you? I hope no one among you have gotten sick during this quarantine period. I'm sure we're all waiting for the quarantine to be over and COVID-19 to be gone, but while that hasn't happened yet, I'm here to bring you some positive news...
☑ What is the latest Real Estate status update this May 2020?
Good news! We can all buy and sell properties again according to the Department of Trade and Industry (DTI)! Hurray!

2. Research on the best locations and properties you'd like to invest in
Quarantine is the best time to do a lot of things. Why not when we are at home 24/7 right? Are you bored yet? Why not do some online research on properties now if you're not yet ready to invest or grow your money immediately? You can contact and talk to agents like me and ask for a property presentation and find out which are the best condominiums for you and/or your family to live in soon. Or you can inquire how your money can grow in real estate if you're not aware of it yet.
Investing in real estate is almost the same as any business. Aside from having first hand experience, it takes time to learn all the details so it's best to ask reliable people. Read up on online articles and watch videos by various real estate experts during this time. Think about if you'll be happy living in a township or with being a landlord: Will you hire a property manager or do you prefer to join and add to the list of AirBnB properties people enjoy while traveling?
3. Now is the time to Invest your hard-earned Money in hard assets like Real Estate

Last month I wrote about the Real Estate status here in the Philippines. Now I will share the latest news this May.
☑ What is the latest Real Estate status update this May 2020?
Good news! We can all buy and sell properties again according to the Department of Trade and Industry (DTI)! Hurray! Thanks to the REBAP and NREA real estate groups composed of brokers and also various real estate practitioners, the best chance to invest now amidst this pandemic is finally available to all!
But wait there's more! This means, once the Enhanced Community Quarantine (ECQ) in Metro Manila is lifted we can all supposedly buy and sell properties. As of May 5, 2020, leasing is already allowed during ECQ while buying and selling properties in provinces and General Community Quarantine (GCQ) areas are good to go. However, even with this suggestion of DTI, many people are already buying and reserving properties here in NCR since May 1! Wow. If you wait until GCQ, there won't be any best units left anymore. Sold out na siguro by that time.
Actually Metro Manila is now under a Modified Enhanced Community Quarantine (MECQ) since May 16, 2020. If we're going to compare it to levels, with 1 being the lowest:
- ECQ is level 4
- MECQ is level 3
- GCQ is level 2 and
- MGCQ is level 1
☑ What Can You Do Now as a Property Buyer / Investor?

Did you know... Alveo was selling Serendra, Alveo's first footprint in Bonifacio Global City (BGC) during 2007 to 2009, a time of Global Recession and Financial Crisis? Many people were reluctant to invest during those years because:
✅ The market and economic conditions plus the financial markets were collapsing, most people didn't think they would have enough resources to get through it.✅ BGC back then was just a parcel of undeveloped land. There were only a few buildings here and there so people didn't think to invest at all.

- Total Investment Return of about 180% in 12 yrs, or
- 8.96% compounded annual growth rate

While doing research you can ask yourself the following questions too:
❓ How are my job/businesses and sidelines evolving during this pandemic? Have I found new ways to earn or where can I grow the savings-for-investment-money I have on hand?❓ What will happen if I choose to grow instead of being scared during this time of uncertainty?❓ Are there similar new and preselling developments like Serendra in BGC right now that I can invest in immediately?❓ If you already have a property you've invested in before, why not acquire a new one now? Since you already know all the pros and cons of owning real estate, what can I do for you as your property agent?
3. Now is the time to Invest your hard-earned Money in hard assets like Real Estate
If you are into stocks, you'll know that it's best to invest when the stock market is down like a month or so ago. Once the market goes back up and beyond again that's when you sell and earn big or "get rich" as they say. In comparison to real estate, the value of properties will always be low NOW than in the future.
The value of properties rarely goes down so choose from available lots, offices and residential properties to invest in during this time. As for the third question above, the answer is a resounding YES. Here's some of what Alveo Land is preselling right now. These can be the next Serendras of the future!
If you start buying properties during prelaunching or preselling stages now then you're off to a good start. Property pricing from developers are currently priced at crisis appropriate amounts. Take advantage of better prices this May 2020.
Would you believe me if I told you the reservation fee of a top developer has now gone down to P50,000 instead of the usual P200,000? I'm sure others have done the same as well. This is why I am sharing this to you today so you don't miss the chance to invest with me during this time.
