Hello there! Kamusta naman mga friends... Hehe. Modified ECQ na, ano na ang na-research nyo about paano kumita during quarantine? Nakapag-research ba kayo about paano mabayaran ang utang or paano mag-invest? Alam niyo na ba paano maging financially free?
Well, nung May 9 naisip ko lang bigla gumawa ng Twitter thread on personal finance. And why not share it to the world di ba kasi alam mo na, di naman lahat ng tao mayaman eh.
Anyway, so eto na nga, let's talk abt personal finance. Galing ito sa aking Twitter account pero mas improved version na. Share ko lang din dito di ba kase krisis ngayon.

I noticed parang financial adviser p rin pla ako mgsalita kahit real estate agent na ako. Bukambibig ung "mg-ipon kau para mkapag-invest." 😅
Bkit? Kc majority ng mga tao, hindi p rin mkaalis s ipon stage. Pumupunta n kaagad s investment stage khit d pa kaya. Ideally it's better to be financially stable 1st.
Ung iba nga kahit di sumahod buwan-buwan ok n ung may kitang kaunti bsta lang may pera pangkain. Ok n s kanila ung ganun araw-araw, linggo-linggo, taun-taon.
So this thread is for those n gusto makaalis s ganung buhay.
It's not easy to do pero kaya nmn if gusto tlga.
Madali tlga sabihin mga 'to lalo na if marami ka nang nabasa at napanood n mga financial advise from online articles, gurus, etc.
Ang problema pag hindi natin ginagawa.

What to Do to Have Financial Freedom
Ano ba ang financial freedom? Eto yung parang nakabakasyon ka lang palagi, di mo problema san kukuha ng pera pangkain sa araw-araw. Di mo na rin problema san kukuha ng panggastos para maglakwatsa kung saan-saan, sa Boracay, Siargao o Palawan man or abroad.
Pag sinabing financially free ka, ibig sabihin hindi ka lang mayaman, nagagawa mo pa kahit ano'ng gusto mong gawin ng hindi problema ang halaga ng pera. Yung tipong kahit sino pwede mo ilibre, kahit ano'ng gusto ng anak mo pwede mo bilhin kahit magkano pa, gano'ng level.
So paano nga ba natin makakamit ang sinasabi nilang financial freedom?

1. SAVE MONEY.
Eto ang pinakamahalaga. Kahit piso lang everyday, may P365 ka n in 1 yr. P50 savings everyday starting Jan 1, may P18,250 ka n sa Dec 31. Pa'no pa kaya pag P100 daily or more?
U decide mgkano i-save m and ung frequency of savings.
"Mahirap mag-ipon!"
"Marami akong dapat bayaran!"
"Ikakain ko na lang yan nabusog pa ako."
Sounds familiar? Alam na alam ko yan. D tlga ako nkaipon s dami ng naging trabaho at raket ko over the years until nagdecide tlga ako n mg-iipon n ako.
D p rin ako rich pero at least marunong n mag-ipon.
Why save money?
Para magkaroon ng Emergency Fund. Eto ung may pera kang magagastos during emergencies like now. D b quarantine tayo ngaun? No work, no pay. Paano kakain kung walang pera? #ECQ
Alam nyo ung alamat ng langgam at tipaklong? Also, ang dami nating mga kasabihan abt pag-iipon ng pera.
"Pag may itinanim, may aanihin."
"Pag may isinuksok, may madudukot."
Mahirap lng gawin kapag sanay tayo n walang naiipon at puro gastos lang alam ntin.
Pero shempre bago ka makaipon, dapat may pagkukunan ka ng maiipon.

- Discipline yourself. Make it a habit.

So paano nga ba maging financially free?
✅ Ito yung step by step na dapat meron ka para maging financially free ka na.
- Savings (alkansya, bank acct, PAG-IBIG MP2, etc.)
- Emergency Fund (at least 6 months worth of income/salary or more)
- Life Insurance
- Business (Negosyo)
- Investments: VUL, Stocks, Real Estate, etc. (make more money from your money)
Yan, in order yan. Kanya-kanyang trip paano mg-save & mgawa mga yan bsta may source of income. Minsan kahit wala ka na ng #4 pero kadalasan meron yan palagi, hindi nawawala yan sa mga mayayaman.
Meron pa isang way to grow your finances...
✅ Bonus tip: Use other people's money.
Yan pa lang yung di ko maa-advise kahit kanino kasi hate na hate ko ang utang. Pwede crowdfunding pero depende kung kaya m tlga bayaran at palakihin ung perang makukuha m.
Dito na papasok yung risk profile mo or kung anong klaseng tao ka in terms of pera. Dapat mataas risk tolerance mo. Risk tolerance means yung hanggang saan ang kaya mo na pabagu-bagong takbo ng pumapasok o lumalabas na pera, malaki man o maliit. High risk taker ka ba, medium lang or low risk ang kaya mo ng hindi ka hinihimatay or nagpa-panic? Ganern.
Pag umutang ka or nag-crowdfund, dpat mgaling ka n mag-manage ng pera at kaya m bayaran interes and utang or ung kita ng investors na nagpahiram sau ng pera. Dapat marunong ka na magnegosyo at malakas loob mo bago mo gawin ito.

As for me, well ok n ako s first 3 Basic Things to Have to Reach Financial Freedom, kulang ko n lng is ung investments tlga. Dahil quarantine, hinay2x ang pagi-invest kc d p ako rich.
Anyway pag nasa investment part ka n daw, invest only on what u can afford to lose. Kahit sa negosyo parang ganyan rin eh kasi sabi nga nila, di lahat ng negosyo ay pumapatok o tumatagal.
✅ Also u have to know yourself before u do anything:
- What are you saving for?
- What kind of future do you want for yourself & family?
- Where do u want to be 10 yrs from now?
- Who are u in the future?
Nakakatamad isipin pero kung seryoso ka na gusto m mabago buhay m iisipin m talaga yan.
Take it one step at a time habang quarantine.
If u have the first 3 Basic Things to Have to Reach Financial Freedom, solid n base m. D ka n gaano mgpapanic pag ung stocks bumagsak, or if mawalan ka bigla ng trabaho, etc.
Meaning you are just waiting for the right time to grow your money further. Lalo if hindi ka naman No Work, No Pay and you still have work or a job right now, you have no problem investing during this pandemic.
Lalo ngayon, stocks are still lower than last year. 🤑🤑🤑
Also real estate developers now have ongoing quarantine promos or additional discounts.
For example, lower monthly amortization due to longer payment schemes or lower reservation fees, etc., etc.
Pero paano ka makakabili ng condo or any property kung wala ka namang pera?
Uutang ka sa bangko, ano'ng pambayad mo? If single ka, pa'no mo babayaran kung di kasya sahod mo? Kung married ka na, paano nyo pagkakasyahin yung ilalagay mo pambili ng condo/bahay tsaka panggastos ng pamilya nyo araw-araw?

Bago ka pa magkaroon ng investments, kelangan mo muna ng solid financial base gaya ng sinabi ko sa taas. Kasi kung uunahin mo yung investment ng wala ka pa ng iba (ipon, emergency fund, etc.), e di pag may problemang malaki (gaya ngayong quarantine) ilalabas mo rin lahat agad ng nilagay mo for investment. Kukunin mo rin yung pera para lang may magastos ka araw-araw. E di wala rin. Nganga pa rin ang ending.So best thing to do is, kahit may trabaho ka na need mo pa rin rumaket, need mo ng 2nd job, need mo magnegosyo, atbp. Wag kang panghinaan ng loob na "di mo kaya," etc., etc. Simple lang yan: Kung gusto may paraan, kung ayaw maraming dahilan.

When you invest your money, you start w/ the lowest of the low lalo pag stocks & (partly) in real estate. The difference between the 2 is: Stocks is volatile, meaning tataas bababa kaya need bantayan, while Real Estate value is always low NOW and will only go higher and higher in the future.
Never babagsak ang presyo ng mga lupa at bahay sa halaga na 10 (or 20) years ago unless nagmamadali magbenta yung tao kasi sobrang gipit or need tlga nya ng pera. Alam mo na, lalo if may na-ospital. (Jusko kaya take care of your health din. Invest in your health at palakasin ang resistensya.)
If you'd like to retire early ganun din gagawin mo. Investments is the key. But before you make wise investments, invest in yourself first. Educate yourself on finance basics.
Always do research on various investments bago ka maglagay ng pera like real estate 101. Hindi pwede yung magtatanong ka lang sa forum tapos na research mo. Hindi ganun yun. Haha. Magbasa ka ng online articles, watch videos, saka ka magdesisyon. Research + know yourself too.
Wag kang maglabas ng pera kung di mo alam paano ang takbo ng paglalagyan mo ng pera. Iwasan magpa-scam sa mga "get rich quick" na mga yan. If parang di kapani-paniwala mga sinasabi sa'yo aba iwasan mo na. Mga tipong matataas na 50%, 100% or GUARANTEED return of investment pero wala naman solid plan or walang mapakitang totoong produkto o service na inooffer sa tao. Ay ingat po tayo marami nagkalat na ganyan.
Kung wala kang alam kung paano mag-invest o paano bumili ng condominiums magtanong ka sa mga licensed propery agents (gaya ko)/brokers or read FREE real estate Q & A online articles gaya ng binabasa mo ngayon. Hehe.
